When the prestigious MHMS personal injury law firm sought to

relocate its offices to an abandoned three-story former

department store, RMS was selected to provide comprehensive

Owner's Rep services. RMS guided the firm through lease

administration, design review, construction oversight, archival

planning, furniture selection, technology build out, relocation

and purge.

US Green Building Council, Long Island Chapter - Hauppauge, NY

USGBC-LI chooses RMS to oversee the planning, construction and fit-out of its new Hauppauge, NY headquarters. The facility is a registered LEED for Commercial Interiors project (LEED-CI v2009).

Benjamin Development - Garden City, NY

RMS developed a relocation plan to bring all staff members into their newly renovated office space. They anticipated that the relocation would be phased over 3 weeks. Because of RMS’s involvement all staff members were in their new space within one weekend which saved them time and money.

Sheldrake Organization - Mount Vernon, NY

Levister Towers consists of five ten-story buildings housing approximately 500 one to three bedroom apartments. The development team devised a plan to renovate the buildings without displacing or compromising the existing residents. The first order of business was to invest in a number of apartments to bring them up to the Housing Quality Standards as a temporary measure until the buildings were completely renovated. To ensure a smooth transition the renovation project was phased. At the end of each phase the existing residents were relocated into a "new building".

Turnaround for Children - New York, NY

RMS provided full cradle to cublicle tenant rep consulting services for TFC's relocation from shared space to their new 15,000 square foot headquarters. RMS was successful in mitigating tens of thousands of dollars in undocumented up-charges that were passed on by the landlord after the project was completed. RMS managed all vendor bidding and installations, budget analysis and construction oversignt on behalf of the tenant.

Sheltering Arms Children Services - New York, NY

After 60 years at their East 29th St. Headquarters site, SACS moved to three new sites in Manhattan. Two of the locations required extensive renovations and the third was a completely new build-out. RMS coordinated the entire effort: architects, telecommunications (design & implement cable plan, procure telephone system) furniture delivery and installation, physical relocation.

Board of Education - City of New Britain, CT

Their relocation to a new facility required a needs analysis to determine if they should move the current inventory of furniture over a three phased move or to procure furniture and relocate within a three day time frame. After a financial analysis, a bidding process and a comprehensive move management plan, a 60% savings was realized by procuring furniture and relocating over a three-day weekend.

Victims of the WTC tragedy, the requirement was to coordinate all aspects of their relocation as quickly as possible in order for them to conduct business. We assisted in space layout, coordination of procurement and installation of furniture, equipment, cabling and physical relocation.

Editorial Administrative offices relocated from two floors to one. We were required to compile an inventory list of existing free standing and modular furniture for relocation. Then coordinate the relocation of the 50 employees. The timeframe for the entire project was one week. The project was completed successfully within the extremely aggressive time frame.

A growing Internet organization expanded their software development department in Sacramento, CA. The lack of facilities staff required a project manager for lease negotiations, construction management, telecommunications design, Inventory of existing furniture and procurement of new furniture and relocation management. By outsourcing this involved undertaking Kurant was able to conduct business as usual.

As a start up Internet company, the organization required an office in San Francisco , CA for their software development group. Services included site location, lease negotiation and complete office set up. After a merger at the corporate headquarters in Avon, CT the need for expansion space in Farmington, CT required interfacing and relocation management with internal departments and external vendors. The aggressive time frame required constant schedule monitoring and adjustment.

Women's Health Connecticut, Inc. - Avon, CT

Services included the redesign, construction management, layout and purchase of modular furniture, purchase and installation of an upgraded telephone system and coordination of physical relocation for the 27,000 square foot corporate headquarters. The project included relocating the data center from the 2 nd to the 3 rd floor. The layout of the center was planned in order to utilize existing cabling which resulted in a $20,000 savings.
